Affordable Housing Community Manager (Spokane, WA)

JOB RESPONSIBILITIES:
Manage assigned property; problem solving, respond to emergency calls twenty four hours a day, seven days a week, collect rent, deliver notices, maintain signs
Washington State Real Estate License holders may solicit prospective residents for new leases by showing apartment vacancies and current residents for lease renewals. Non-licensed employees may not solicit or provide rental information to prospective residents.
Process annual recertifications and interim recertifications
Maintain Waitlist and update every six months
Enforce Lease, Community Policies and House Rules
Prepare and serve Non-Compliance Notices and follow through with attorney if eviction is necessary due to non-compliance
Submit all Reasonable Accommodations to 504 Compliance Specialist
Make daily bank deposits and maintain petty cash fund
Review Aging/ Delinquency Reports submit monthly report
Issue purchase orders for supplies, repairs, marketing, etc. Code all property bills and invoices for payment after receiving and match with Purchase Orders for Property Manager
Perform property visits with the Property Manager to ensure vacant units are being filled, the property is being kept up to a professional standard and to review purchases
Develop and implement a marketing plan to include, but not limited to, newspaper advertising, rental guides, signs, banners, fact sheets and brochures
Co-ordinate with maintenance staff to ensure unit turnover, preventative maintenance, and routine maintenance requests, etc. are performed in a timely manner
Inspect at a minimum all units annually
Assist if necessary the cleaning common areas daily and vacant apartments during turn-over
Record all maintenance performed on a monthly log
Attend Monthly Manager's meetings and other required training
Perform other duties as assigned
KNOWLEDGE, SKILLS and ABILITIES:
Excellent written and verbal skills and able to compose business correspondence and interoffice correspondence
Self-motivated, organized and able to deal with problems, personally or by delegation
Ability to perform minor maintenance tasks including lawn care and cleaning if necessary
Ability to deal professionally, courteously and tactfully with the public and co-workers
Ability to read, write and communicate effectively with co-workers and others
Experience operating a computer with Windows programs, Word, and Excel; ability to send and receive e-mail; internet search; Yardi property management software
LICENSES OR CERTIFICATES REQUIRED:
Washington State Real Estate License within 90 days of hire date, if not living on site, or if managing properties for more than one owner
Washington State Driver's License (to drive to vendors and suppliers)
High school diploma or equivalent

PHYSICAL REQUIREMENTS:
1. Sitting: Occasionally. Office appointments for 1-2 hours
2. Standing/walking: Frequently. On pavement, concrete, grass, carpet, tile
3. Crouching: Occasionally. Cleaning apartments or common areas, picking up items off floor
4. Kneeling/crawling: Occasionally. Cleaning, hot water tank maintenance
5. Stooping: Occasionally. Cleaning apartments or common areas, picking up items off floor
6. Twisting: Frequently. Sweeping, mopping, trimming shrubs, resident interaction
7. Climbing: Frequently. Stairs to upstairs apartments
8. Leg/foot use: Frequently. When driving.
9. Reaching (overhead/extension): Occasionally. Change light bulbs, cleaning windows, removing cobwebs
10. Handling/Grasping: Constantly. Hand tools, documents, door handles, keys
11. Pushing/Pulling: Occasionally. Wheelbarrow, snow blower, shovelling. Average weight: 15 lbs
Maximum weight: 80lbs
12. Lifting/carrying: Frequently. Tool boxes, cleaning supplies, repair materials, grounds supplies. Average weight: 20lbs. Maximum weight: 50lbs

2. Exposures: Paint fumes, cleaning chemicals, variation in weather, snow, rain, etc., rehab or new construction
3. Operation of equipment / tools / vehicles: Hand tools, vehicle, power tools, lawn equipment
